The Las Brisas Community Board of Directors would like to welcome you to the Community Website. A site that was built for the Residents in mind that is easy to navigate. Here you will find all the information you need such as rules and regulations, forms, Agendas, Financials and more.

The Las Brisas Community was originally built by Brighton Homes and Construction started in 1999 with the first owners moving in Sept. of 1999 in Las Brisas at Doral Condo # 8. There are 341 residents with great amenities such as tennis, a gym, kids tot lot, and the Club Brisas Pool and Spa area. In 2021 the Master Board entered a contract with Xfinity and now each resident has X1 television and highspeed internet.

Las Brisas sits perfectly in the City of Doral Florida and has Turnpike entrances at NW 41st and NW 74th Street. With easy access to the East and West on 836. Within a Short walk or drive you have schools, parks, shopping such as the International Mall and Dolphin Mall. For the Golfers out there, we have 6 Golf Courses and Top Golf within a few minutes’ drive.

Your Master Board of Directors likes to hold open Master Association meetings every month so there is no confusion or misinformation being put out. All residents to include owners and renters are invited to attend the monthly meeting. Typically, the meeting is held at the pool area on the 2nd Tuesday of each month at 7:00pm sharp.

Subject: Important Community Updates – Roofing Projects

Good Day Residents of Las Brisas,
On behalf of the Master Board of Directors, we would like to inform you of several important updates and upcoming projects within the community.

Per our insurance provider, all condominium roofs must be replaced by October 2026 to maintain insurance coverage—regardless of the SIRS report findings. Insurance guidelines require roof replacement at 25 years of age or when 25% or more of the roof has been repaired over time.

Roof replacement projects are already underway:
Condos 1–6 and Condo 8 have initiated the process
Work will begin next week in Condo 8, followed by Condo 2 approximately 4–5 weeks later (weather permitting)

Condo 7 is self managed and the owners within that Condo need to address roofing issues with the Condo 7 Board of Directors.

Condo 1, which selected a different vendor, is expected to begin shortly.

Please note: This is a condominium-level project, and each Condo Association is responsible for coordinating and completing its roof replacement through its Board of Directors.

Parking & Access During Roofing
During construction, the roofing company will require temporary use of parking spaces near each building (approximately three spaces at a time). Specific locations will be identified in advance (e.g., near units 101, 201, and 202 in Condo 8).

To accommodate affected residents:

Residents will be notified in advance (typically one day prior) to relocate vehicles as needed

Guest parking spaces closest to impacted units will be reserved using orange cones

Please do not move cones or park in reserved spaces
